I've seen a lawyer, run all kinds of numbers, but I can't decide between two proposals to present.

    My wife is adamant we keep the house and don't sell it. It's not really ready to sell anyway so we'd take a hit on selling but we have a lot of equity.

    If I let her have the house my budget will have $2,300 in disposable/emergency/savings income each month. I'll be in an apartment so lower quality of life but no maintenance costs.

    If I stay in the house, I'll have to take out a large equity loan to buy her out and my disposable income will only be $1,400. House payment goes from $1300=>$2,200.

    I really do enjoy spending time in our house with my son, we have a great back yard and neighborhood, but also I'm concerned about owning a $300K 1980s house with no equity and limited disposable income.

    Currently disposable income is $1,800 for reference and we've been doing okay on that.

    Also I'm not sure how to say this except without my wife we wont have as many luxury purchases using up disposable income so that's sort of an X factor that weighs in my favor.

    There's a fair number of repairs the house needs, but the roof is in decent shape for now and most of the repairs I can DIY myself because I'm fairly handy.

    My main concern would be unexpected repairs that houses are prone to.
