Why doesn't the government (us) prevent or make it more difficult for people (and companies) from treating homes as pokemon cards, rental vehicles, or penny stocks (speculative investment vehicles)?

    Whether it's Blackrock or John Doe financing a 2nd home to then rent out, they are both making it worse for the average person and family to be housed.

    Imagine if people could corner the market on vehicles and your only options to get a car was to rent for a high price or take out an expensive loan on an overpriced car? Ofc, people can't actually do this because there is an abundant supply of new cars for sale every year. But why can't we make it economically too difficult to corner the housing market? What's stopping housing supply from getting to the point they're like cars? houses are depreciating assets like cars anyways, as in they decay over time and have a lifespan if not constantly maintained, repaired, and renovated. They are financially appreciating assets, but physically depreciating assets are they not?

    Sorry, I know this comes off as the typical person that wishes the housing crisis was magically 'fixed'. But I'm genuinely curious if there are big fundamental things that are simple, and that could be culturally or legally changed to drastly improve the housing market.

    There are so many investment opportunities out there. Why do some people find it ethically responsible to attempt to make a few bucks per year that puts other people into housing difficulties (inflated rent/mortgage/purchase prices, housing if at all, etc). I'm guessing the main argument is biased to the ones that have a rental property or plan to try and make some money this way. I'm surprised we haven't found a way to scalp employment opportunities or food sources as investment vehicles. "Lemme get hired on this second job and rent the employment position to another person for a premium….oh wait, that's not legally viable."
