Okay so I inherited my aunt's house in Greensboro earlier this year. No mortgage, no complications, just… a house that's mine now. Should be simple right? Just list it and sell it.

I cannot tell you how many people, friends, family, one oversmart coworker told me "oh just put it on the MLS yourself, it's easy, you don't need an agent." Cool. Love that energy. Except nobody told me that in NC there’s actually a whole process behind this that is NOT obvious

Like the flat fee MLS route sounds great on paper until you realize how many moving parts there are. Disclosures, listing rules, what you can and can’t do… without a licensed broker involved, how offers even flow back to you. I went in thinking I'd figure it out in an afternoon and came out three hours later with like 17 tabs open and was questioning my life choices

Found this guide which genuinely helped me understand the actual steps involved and why it's more layered than people let on.

But my question for people who've actually done this, first time sellers especially, is there something I'm missing that makes this click? Because I feel like I'm close to getting it but also kind of not.

And to everyone who told me it was easy af, respectfully, tf were you talking about.

Why does everyone act like getting on the MLS is straightforward? First time selling and I feel like an idiot
