If you had 100k to invest….what would you do with it? I need this to be low risk. I’m not looking to gamble on something that could make me a million dollars in a year or lose it all. No crypto. I have a 600k mortgage at 6%, a couple cars at 5%, and 3 kids to put through college and help pay for weddings. I need something that will create passive income or maybe double my money in like 5-8 years. I make about 100k a year but w 3 kids and California cost of living I’m living paycheck to paycheck. This is ALL my savings. I guess I may only have 80k to invest, but anyway…..things I’ve thought of:

    Build an ADU and rent it out. (I have the space and a contractor in the family)

    Buy a franchise or split it with someone. (Which one??)

    Buy a crappy house and flip it. (Have contractor)

    I really want to start a business, but I don’t know how.

      6 months of expenses in a HIgh Yield Savings Account or because of your California state taxes probably US T-Bills, the rest into a broad based Index Fund like VT.

    2. Man. All of your options noted seem high risk to me.

      What is wrong with a decent 500 index fund?

      The double in 5 years, and low risk do not compute.
