This lies largely at the feet of elitist HOAs and local housing authorities that consistently and artificially produce scarcity by preventing the construction of new homes.
Homes have to be built, but so long as HOAs vote down any proposal for additional housing, costs are going to only go higher and higher.

And that housing is more an accumulated disaster around local/national policy? Also largely exacerbated by privatized home builders.

I don’t think they’ll ever be a fix. The problem is we’ve turned housing (a necessity like food) into a speculative asset for wealthy people. Without passing new laws restricting buying/selling it won’t ever get better. Congress doesn’t care at all because it’s anti-capitalist to reign in financial speculation.
