Greetings! I had a roof replaced back in July ‘24, covered by our insurance through State Farm. By law State Farm has to include the mortgage holder, Shellpoint in my case, as an endorser on check. I had trouble with contractor getting documentation Shellpoint required, but after battle with contractor and Shellpoint customer service I finally got last of documentation to Shellpoint. Now Shellpoint rep says they need documentation proving there is no lien on house (which there isn’t) but gal at registrars office says the only way I can get a report is if there IS a lien. Again, I provided all the paperwork work Shellpoint originally required, and completed an inspection of finished roof work. I have submitted complaint to BBB, but gotten no help and hoping someone can advise. Thank you!

BBB can do nothing for you.
Depending on area you should be able to get a report showing no liens and all from the registrar.
BBB is just a private company that extorts businesses for deleting bad ratings on their website. They have no legal authority to do anything and are completely meaningless. I unfortunately don’t have any suggestions for your problem, but I hope you figure it out.
You can get a title report showing no liens or other encumbrances on the property through a local title search company. There’ll be a fee of course, usually in the $100-$200 range. Confirm that Shellpoint will accept that kind of report first of course, but they should.
