In the PNW. Listed our 1800 ft2 1933 renovated house. Agent convinced us to list at a higher pr8ce than I would have. Have 57 saves in less than 24 hours, which I think is stellar. Two showings scheduled. Open house on Saturday if we get there lol.
We are motivated sellers but own it outright. Being very bearish on the economy I want to sell it fast so told agent will look at any and all offers. This is my 7th actual house sale so we are not rookies. Will not accept any contingent offer (other than financing if pre-approved) No inspection contingency should keep the Karens away. Probably the last real-estate deal I'll ever do

57 saves that fast is a great sign. just be careful not to chase fast too hard tho. strong interest usually means you’re in the right zone, maybe even a bit under
I would never buy without an inspection. I have bought houses needing new roofs, electrical system etc. I might not recognize this otherwise and it keeps me from being taken advantage of. Perhaps you are scrupulously honest on your disclosure form but I find this an unfair ask of buyers. I do not make offers without an inspection clause and a refusal would mean the seller is hiding something and I would walk.

Lol I would never buy a home without an inspection contingency. You are probably alienating 70%+ of buyers and will not get top value because you think that’s a good idea.
