Hi all. If one was looking to purchase a lot, let’s say listed around $100k, that needed to be cleared of junk as part of the loan terms, is it:

Better to have the lot cleared by owner and come in at 90K

Better to have a combination of concession around $3k-$6K and price being lowered closer to 85k

Better to have price lowered to 80k and we are responsible for clearing the lot at our own cost.
Quote for removal of junk is around 10K. We are suspicious this number js low but idk anything about junk removal. For context, the lot is undeveloped and needs utilities, we plan to do this in the future. No immediate plans for building, it’s more of a hold on for the future kind of lot.
