So to be clear I am not trying to get top dollar.
Realtor said home is worth about $230 in current condition. They said with repairs comps are 240-260.
I am asking $220.
New flat roof, brand new AC, new door windows etc.
But the kitchen is partially unfinished. The guest bathroom needs some TLC but it is fully functional honestly the tub just looks ugly.
The rooms need paint touch ups.
The back porch has brand new drywall and ceiling but it is unfinished aka needs paint.
How realistic is 220? I am not trusting the realtors too much. Every realtor I spoke to high balled me on the price without AC and then 0 offers came in close.
How important are minor cosmetic issues.

Tbh buyers don’t actually care about your new roof or AC as much as you think…they care about whatever they see. An ugly bathroom will cost you more than a mechanical upgrade fr.
Paint is the best bang for the buck. It is almost always worth it to paint. Check with a realtor in your local market to see what is financially worth it to repair or update.
Cosmetic repairs are not going to increase the value of your home on paper, but will likely lead to more interest from potential buyers and get people through the door. The market will decide what your home is worth, but people will have a harder time looking past cosmetic repairs when deciding whether or not to make an offer.
If you think it will cost 10k. The buyer is gonna think it might be 20k
I saw a couple places last fall that had been built with nearly the same floor plan in 1904. One had a newer update on a slightly smaller kitchen with laundry in the kitchen but a third bedroom. The other had a 90s kitchen well laid out and a small laundry room, with much better paint jobs and less minor issues from settling on the walls. The newer kitchen 3 bd went for $282k and the older kitchen fewer cosmetic issues went for $304.5k.
