I am currently looking at a house in Maine and it is under valued in my opinion. Seller had a previous buyer that fell through who had an inspection done.
Inspection resulted in repairs: smokes, septic alarm and a couple other small things.
In the disclosures they note a new roof (2025), new septic (2025), new well pump and closure (2025). The furnace was last serviced in 2023 (I have the same one in my current home and have rebuilt it before), the house has Radon on water and requires a mitigation system.
During the walk through the basement was bone dry, and everything in the house looked great. Electric panel looked brand new, good romex runs, etc.
House was built in 1970, 3br and 2 bath with .57 acre lot they want 318,000.
I don’t know what to offer and if I should waive the inspection since everything looked great and I think they would have to disclose anything catastrophic from the last inspection.
Thinking about saying 310,100 they cover my agent fee 3% and give me an 10k credit for the radon mitigation.
