My father passed away a few weeks ago and left his sister as power of attorney. He left his step daughter and son the house in his will which is located in Maryland. The son wants to rent the house and daughter wants to sell the house so the son offered to buy out the daughter. The house is in rough shape so it would need a lot of time and money to prepare for renting.

Do we need the house inspected ?
Is there a way to lower the house value so the son could pay the daughter since she wants a lump sum avoiding taxes ?
