I have several investments from a 1031 exchange in 2020 and 2021, so I am starting to prepare for them to start selling. I am thinking of exchanging back into privately held multifamily, and concerned about timing it right.

    If anybody can share their experience or give advice, I would appreciate it. How much warning should I expect (or hope for) before they sell?

      Been through this twice now and timing is always tricky. Usually get around 6-12 months notice but it really depends on the sponsor and market conditions at time of sale

      The warning period can vary a lot – some sponsors are better at communication than others. In my experience the good ones will start dropping hints about potential sale timeline maybe year before, then give you more concrete timeline closer to actual date

      Main thing is having your next investment lined up well in advance because 1031 deadlines don’t wait for anyone. I learned this hard way on first one and almost missed my exchange window
