House listed at 600k
We offered full ask with 14k in concessions. They accepted since I don’t have a house to sell.
House built in 2001.
Roof inspection came back that it is a 20 year roof and fiberglass is showing. Shingles are deteriorating . Roof is failing. Need a full roof replacement.
We also need to replace the HVAC and water heater soon-which we do have a home warranty. Hopefully that will cover it. But we are fine with coming out of pocket for that.
I asked for full roof replacement. Realtor is upset. Says the seller priced their home lower to sell fast. And they accounted for roof repair in their listing price. They said they went with us because we didn’t have a house to sell -but they had three offers and chose ours. Not sure what to do.

Let the seller sweat it out. Not your problem what the reality of the home is.
What does your realtor advise? What is the full cost to replace the roof?
Rescind the offer, take back your earnest $ if any and look for another place. It’s a buyer’s market right now.
We made an offer 3 weeks ago. Seller said they want to sell fast as they’ve already moved out to their new place, so they don’t want to have 2 mortgages. We offered below asking, the selling agent though it was too low so didn’t bother showing it to the seller.
It’s been 3 weeks and the property is still on the market. If he wants to sell fast, the agent should’ve presented our offer. We were going to buy as-is with a 21 day close window (that’s as fast as the bank could do it). with 25% cash down payment.
We moved on and will look at other properties. Told the seller agent if he comes back in a month, our offer is only going to be lower.
The problem for the sellers is, the roof is not only about the price. Lenders are not going to make a loan if the roof is really shot (which, sounds like it is). So the sellers may end up needing someone who can pay cash, and those folks aren’t offering anywhere near the list price. This is something you learn your first week in real estate, so I’m not sure why the agent is getting upset about it. Very common.
Also don’t be so sure a home warranty is going to buy you a new HVAC or water heater. I’d be surprise if they did.
You should do what you did. If they don’t agree then you have an impasse over the price. Keep shopping for houses.
They are trying to guilt trip you into removing your roof request. Is the home actually priced low enough to take a roof replacement into consideration?
Professional realtors should not be upset… It’s how negotiations work.
It’s one thing if you were requesting repairs for issues that were obvious during your showing, but things like the roof, HVAC system, or water heater are items most buyers can’t properly evaluate on their own unless there’s an active problem. That’s why inspections exist — to uncover concerns that aren’t visible to the average buyer.
Your next step really depends on how badly you want the house. If you love the property but aren’t willing to absorb the repair costs yourself, then submit your repair request and see how the sellers respond. If this is a home you absolutely don’t want to lose, then you may choose to minimize your requests and focus only on the major items.
At the end of the day, the decision is entirely yours. Don’t base it on whether you might hurt the seller’s or agent’s feelings. This is one of the biggest investments you’ll ever make, and if there are legitimate concerns, it’s your responsibility to address them to a level you’re comfortable with — within reason, of course.
