      Ask for references of other jobs they’ve done recently. And follow up by contacting those folks or going to knock on the doors.

      Ask what kinds of surprises they typically find, and did they include some wiggle room in the budget for that?

      Discuss how often they want to get paid. I’d never pay anyone up front, ever. I’d like to buy the materials myself, rather than advance someone the money to buy them (might make an exception for the right person but I’d not fork over ALL the materials money up front).

      Look up their history in local court records to see if people have sued them. Look up their license history with your registrar of contractors. I’m on the paranoid side so I’d search criminal history too. Do a general google search on them too.
