We’ve got the “golden handcuffs” – 3.2% interest rate on a 2,000 sq ft house. However, we have 3 adults and two kids already in the house and we’re thinking about adding a third kid. There are almost no opportunities to renovate the house for more space, but my husband had the brilliant idea of adding an all-season room to the back of the house and renovating the kitchen for more room to cook. This would give us some room to breathe since I hate that our house has very limited entertaining space. We would still only have 4 smaller bedrooms.
That said, we’re looking at a $150k loan for the renovations on a house that’s valued at around $400k. We still owe about $250k on the house. Does this make sense at all? Should we just sell and buy bigger? Our square footage would increase by 200-300 sq ft.

Compare costs of buying vs renovation, and see what you might be able to afford in terms of a new house before diving into renovations.
If you love your location, renovating can be very worthwhile. If you don’t care about location or can afford another location you like equally, buying nicer can be much less headache than a renovation (milage may vary).
The high interest rate on the loan/HELOC is going to significantly diminish the value of the low interest rate.
Sell and find a place that will comfortably work for your family for the next 10-15 years.
A few things to think about.
1. You should crunch the numbers on remodelling vs buying new. How much will your monthly expenses be in both situations?
2. Do you like your current house, current block, current neighborhood, current city? Can you find somewhere else that you will like equally? Do you want to try a different neighborhood?
I think if you can answer these two questions, you’ll have a better idea about which direction to go.
Are there enough bedrooms for every person to have their own personal space to retreat to? If not, move because your renovation budget does not include an additional bedroom. If there are enough bedrooms, there won’t be when you have your third kid.
You will be refinancing either way.
I’d rather have an ADU.
