A pity party post—
    We found our dream forever home for an amazing price. Everything is lining up perfectly-except for one thing…our current home is not selling.
    A tale as old as time, but we don’t *have* time. Deadlines are approaching, not looking great. Starting to channel the “oh well” mindset, so that we don’t cry ourselves to sleep for the foreseeable future over loosing the perfect house.

    Our house is fairly priced, looks great, is only three years old, yet we aren’t even getting any showings…

      Only 3 years old? And new builds still available? And you’re priced over what you paid for it?

      Recipe for disaster.

      Can you make the numbers work if you rent the old place? Just thinking creatively!

      Yikes.  I research the average days houses sell in the area.  Then I research the other competition in the neighborhood.  Then I talk to my real estate agent about lowering the price.  I will probably go 5k down every other month for the next few months. How long has your home been on the market?   Mine has been 26 days.  I bet you can tell if it’s a buyers or sellers market in your area too.

      How long has it been listed? What’s the market like in your area? Is the builder still building new ones in the same areas? Some defect like busy roads or a landfill next door.

      Not getting any showings is a strong indicator that it’s overpriced. Simple as that. Potential buyers see the listing but then don’t want to look at it. Price.

      Compare it to the competition. Go look at the competition. Get a broker price opinion or three.

      Especially if you need to move it quickly, get the price right. Price overcomes all objections.

      There are only three variables. Price, appeal, and exposure. That’s it. Price is the only variable you really control.

    7. No showings mean it’s priced too high regardless of your opinion. End of story.

      You need to drop the price more. $10k isn’t much to convince people to look.
