So, I am inheriting my former childhood home (only child). The house is nothing special – 3 bds, 2 bath, no ensuite, small closets, living room, family/kitchen area and dining area. One story rambler. It was built in the early 60s and things are not up to code, there is a septic system and well. There are a couple of outbuildings. The house sits on 3 acres and is located in the tip of a triangle where a country road on one side and a state highway on the other come together. My home sits adjacent on 4 acres and shares a property line. I'm trying to come up with my plan. 1) I could sell the house as is; 2) I could rent it out (but with the condition of the electricity and plumbing I just think it would be more hassle than profit; or 3) I could replat – taking a good chunk for myself – and rezone the property to commercial. It's a pretty ideal setting for a commercial property. I would love to hear your thoughts. Property is in WA state.
