    1. Why not both? I wanted to own investment real estate but didn’t want to deal with everything that comes with it. So I have shares in a few REITs. For me, it’s owning a piece of something without the hassles of actively managing properties. I have a lot in $RITM, which is paying me a dividend of over 10% annually. It works for me.

    2. Definitely stocks – I do both and make way more consistently in the market. And it’s way less of a pain in the ass

    3. 10 years ago I thought it would be really cool to own a piece of data center rental income and found a ticker that gave me just that. It no longer pays a fat dividend because the price has doubled but it has been a pretty good investment.

      There’s plenty of ways to get income and not dealing with rental management issues is a big plus for me.
