    Looking for advice that isn’t “sell your house” lol

    My husband and I are DINK and 31/34 and make a decent living (9,500 a month after taxes) and I know in some ways we are doing very well. We both own our cars (mine is basically still brand new so will last a long time), no student loans, my husband is in a pension plan retirement with the state and has a 401k/IRA, I have an IRA/401k and HSA investment and brokerage accounts and we have a decent emergency fund as well (we have 30k in a CD and 20k in a HYSA)

    Overall sounds like we are doing pretty good right? Here is where we are struggling.

    Our mortgage (including insurance, taxes and PMI) is 4,200. Which is pretty manageable but we really don’t have much leftover each month.

    We bought a new house in 2024 and we have spent close to 50k on home repairs since then and it still feels like it’s never ending.

    I’ll put the detailed repairs below but for those that don’t want to read: how do I deal with this? I feel like we can’t ever get ahead because we are constantly dipping into our savings. I know that that’s what savings are for and maybe once all these things are done we might (hopefully) be able to go some time without any major repairs!

    Additionally I still try to invest in my HSA/IRA and brokerage accounts because I feel like it’s the best thing to do at our age. So we are saving, we just can’t seem to get ahead if that makes sense.

    Is this just part of being an adult? Should we continue to dip into savings vs taking out a HELOC or something?

    The market is not great right now so we would lose more money if we sold plus we couldn’t afford to go anywhere!

    Home repairs:

    Every appliance has broken on us, the fridge, the dishwasher, the washer and dryer, the stove. We have a giant tree that grows big branches right over our roof (which needs replaced pretty soon), and even just the branch removals are 1500-3000 when we do them (we were told atleast 35k to remove the tree by multiple companies). Our septic has been the biggest headache, especially because we can’t do much without county being involved, so they first told us to install drainage which ended up being 5k. We did that and still had issues so then they said to move forward with the septic replacement (22k for just that, then 3k for electric). We had bats and mice in the attic so that cost a couple thousand to remove them (not even to sanitize or anything else – that quote was 10k!), we had an electrical issue last year where we literally were getting electrocuted and it was 5k to fix, our water tank blew and started leaking so had to replace the floors in our basement laundry room, plus the water heater replacement. And we have a well so we need to get our water tested and I already know we have some issues with it.

      This is unfortuantely what happens when you’re a homeowner, it just is what it is. Septic are a nightmare for a lot of people and a lot of these issues can go fairly hidden with a house purchase. Especially if you bought a brand new house in 2024 from a home development construction firm which have some of the absolute lowest quality shit out there on the market.

      Savings are heloc is what covers these things.
