Homeowner. I bought a home through a realtor. Within the last years I’ve been feeling sick, I’ve had to go to several doctors and finally one noticed I was getting sick due to MOLD

    I immediately tested my home and sure enough there is mold. Couldn’t find the source from the longest until the air was supper humid a ac team came and they said my inside units 2- 4 tons and 1- 2 ton have a condenser that is not strong enough which are 3 tons and 1.5

    The condensers Freon is 4-10A discounted

    Will my home owners insurance cover this? At least the mold issue what do they test it’s literally affect my health and starting to see mold through the vents. Someone please give advise located in Texas

    1. Probably not, there are often exclusions regarding mold. You could always file a claim and see what they say.

      Is the cause of the mold the condensers?

    2. Insurance will likely disclaim coverage. Sometimes mold abatement is covered but the proximate cause of loss has to be covered under the policy.

      Any issue that has been ongoing for “years” is likely not a covered cause of loss.

    3. Homeowners insurance covers “sudden and accidental occurrences”. They will not cover this.

      Not trying to be mean, but ill give it to you straight. This is a faulty appliance, or faulty installation or repairs. Homeowners insurance doesn’t cover that.

      If you know what company installed the ac unit, you could go after them. Seems unlikely you would know.

      This could also be considered a maintenance issue, which wouldnt be covered, either. You should have your units serviced annually, and have your ducts cleaned regularly too. At least that is what the insurance companies will say.

      There is maybe a 5-10% chance an adjuster could find some sort of coverage for you on a homeowners policy. There is maybe a 75% chance your premium will go up by at least 50-100%. The claim stays on your record for 3-5 years. There is about a 25-30% chance you could be non-renewed for having a claim.

      Did you get an estimate for repairs? What is your deductible? What is your annual premium? Figure that out and do some math before you file a claim on your homeowners policy.

      Do you have a home warranty? If you do, you can try that. You may have more success. They cover things like age, wear n tear, faulty installation, and several other perils homeowners insurance doesnt cover.

      I do hope you find coverage somehow.

      Most likely there is no coverage for this. Not only will it not be a sudden incident, but most policies have mold exclusions.
