So, I'm in an area where the market is pretty hot. There like only a handful of homes from 199-225, and typically they get posted and immediately go pending within a day or so of going live. So far, I've been up a few hours and only one confirmed showing request. Am I thinking to much of this, or is this a bad sign? Selling at 199k, other Houses in this area have less than mine does, and are asking like 230-260, but those sit and don't sell. All the lower prices ones go fast, and usually over asking. Not sure what to expect

My house goes live tomorrow, did a coming soon post today, and so far, only one showing scheduled

I assume the coming soon makes clear that showings can be scheduled immediately? It’s already Friday night: why isn’t it live already?

As a buyer, I might be thinking open house this weekend with showings next week.

    2. We looked on Thursday for home to visit on the weekend. Yours is not even live yet. We would have already been booked up for the weekend…just saying. That does not mean potential buyers might not contact their agent tomorrow, or they may be with their agent who can schedule a showing if it is close enough to others, but it is likely a timing thing here.

I sold last August, super hot market. Listed at 235. Was nervous like you. Ended up getting only a few showings scheduled days in advanced. Would get 3-4 a day and they would only schedule about 30 minutes – 1 hour ahead of time. So be patient- you’ll probably have some request showings way closer to time

    4. You kind of missed the window for this week, but plenty of people will hoepfully check in the morning before they go to open houses.
