Realtor to realtor let’s be well real here; who is buying these overpriced non updated boomer homes at the very top of market? Because certainly it is not my clients. My clients are looking for the very best in this price range and these sellers can be so delulu on their valuations. We just toured a home that was priced $150k over comps and the seller said it was because the well water was “the freshest you ever tasted” (it was dark black green sludge in that well…)

You seem to have found a delusional seller. They certainly exist. As a realtor you shouldn’t be surprised by that.
But a lot of people seem to not understand that the discount you get for a home needing cosmetic and not core functional upgrades is not nearly as much as they think
Why are you dragging clients to properties listed $150,000 over the comps. Do your job!

Markets sort things out, as one economist to another.
If someone is buying them at that price then that means they aren’t overpriced. The market price is whatever someone is willing to pay for them.
Realtor to Realtor, you already know there are some overpriced homes in every market. Who buys them? Usually nobody.
Most homes are priced right, or close to it.
You toured a home your buyers were not interested in and was priced $150k over comps? And even met the sellers to discuss well water? Cool story. Sounds like you have a lot of time on your hands.
The “over priced boomer homes” are totally selling in our market, and then buyers are spending another 10’s of thousands of dollars updating them. Can’t change location and neighborhood.

Retired RE Broker here looking to move to Applegate, CA. It’s depressing looking at homes that need a new roof, siding, hvac, electrical, plumbing, septic, flooring for $700K. I’m also shocked that these sellers don’t even have a Pest report. You realtors need to tell your clients to make repairs before putting their homes on the market for top dollar.

No one with a half functioning brain bothers looking at houses priced way over comps.
You don’t belong in the business if you think a single over-priced listing has anything to do with boomers. Or that anyone owes your client anything. You and your client need to focus on properties you can afford and get off the grievance train.
