My timeline to begin selling my house is about 13 months, after my oldest kid graduates high school in 2027. So that gives a good runway to knock out some repairs. Water heater is new as of this year, front door is new from last year, and the roof is 4 years old. For the other stuff, what is best left to the potential buyer?

    • one of the bathtubs is very crusty and chipping
    • the house came with cheap vinyl flooring that is bowing and chipping in the high traffic areas
    • there are some drywall repairs that need to be done. Some are a must, but the biggest is a prior owner clearly diy’ed a wall that used two pieces of sheet rock and the seam is very visible.
    • exterior paint? Not sure when the last time the house was painted.
    • electrical panel looks like it’s still the original from the 80s.
    • landscaping? It’s not terrible but not great either

    I’m thinking out of all those, the drywall, exterior paint, and tub are the top priority.

    What kinds of repairs are worth it before selling?

    1. As a potential buyer, I’d say the electrical is the highest priority. I could tackle the others as cosmetic but bad electrical or very old electrical makes me walk away.

      I wouldn’t touch the panel. Most 80s panels are fine. If it is Zinsco or Federal Pacific, it’ll need to be replaced, but let the buyer find it in an inspection and ask for a credit.

      Tubs can be resurfaced, so consider that. Paint, drywall, and flooring should be done. If the floor is bowing, people will wonder what’s wrong under it, and it’ll deter people.

      Start working on the landscaping a little at a time, too. It doesn’t have to be perfect, but nothing dead and make sure there’s no clutter.

      Interview a few realtors, explain that you’re considering selling and want guidance on what to repair. Generally buyers want move in ready.

      Shouldn’t be too expensive to have the tub reglazed. Upgrade the electrical is worth doing.

      Search YouTube for advice. I’ve seen videos where agents explain which repairs add value. Good luck 🍀

      It depends on what you’re trying to get from the house? If you’re looking for top dollar, you need to get quotes to get it all repaired…the buyers inspector will put the electrical on their report for the buyer. You’ll need to plan to make concessions or fix it prior, but that will come up 100%. The cosmetic things are important to “attract” new buyers. They have to A either see beyond the flaws and fall in love with a little fixer upper or B you make them fall in love by fixing it yourself. Option A will demand a lower price. Option B will allow you to control the price more as you have the goods. Congrats and good luck!!!
