Cash flows $450 but vacancy and repairs eat it all.
If I sell now and pay realtor commissions, Id get back what I put into the deal.
At this point, it’s just slight appreciation and a 10k capex looming. The tenant headaches dont seem worth the risk. I can even VOO and QQQM and not have to deal with my property manager calling me about repairs. I bought at the height of the market then and learned a lot as this is my first rental. Is there anything I am missing

having a rental property in different state is pain especially when you’re barely breaking even after all the headaches. if the numbers don’t work and you can get your money back, might be better to cut losses and learn from it. that upcoming roof repair alone will eat into your returns for years.
Are you considering debt pay down and tax advantages when looking at the numbers? I’m not saying don’t sell, but I like being in RE and the stock market. Your RE deals need to work though.

Stocks are wayyyyy better.
Real Estate projects are ok but that’s a business or side hustle. I am negative on 12 month lease landlording. Really dumb tie up of money.
Our stocks have been 100% better. Over 3m lost in distracted landlording from not having those funds in the market.
