Anyone know when the market in the DFW area might bounce back?

    There are 6+ houses for sale in our couple blocks (including us), no one is getting showings, pricing is at or below market price for the area. We get visitors at open house and they say the price is right.

    Other realtors have confirmed no showings, no sales. Friends 50 miles away (which is still the same market, welcome to DFW) confirm the same. Our realtor has 3 flips waiting to resell, my former realtor says the market is just as flat for her so it's not our current team.

    It's frustrating, time on market when we listed was 30 days. Then 45. Then 90. Now it's 'who even knows anymore'.

      The visitors that say the price is right, are lying. If the prices is right they will make an offer.

      Lack of buyers at your price point.

      You’ll need to be significantly under-market to get traction.

      I hear your frustration, but obviously if you are getting buyers at the open houses, someone is out looking and if you are not getting offers the price is too high.

      If anyone knew this with any certainty, they’d get the Nobel in economics. 

      I’m in Austin, where the market is been dow for two years. The only houses selling are those pricing aggressively. Nothing else really matters but price. 

    5. I understand your frustration, but market price is based on what people are willing to pay. It seems they are not willing to pay the current price. Easy way to think of it, if you asked $100k the house would sell today with lines around the block. Doesn’t mean you should sell it at that price, but there is a number where it will move. Just have to either wait until prices bounce back or accept the new price at which it will move quicker. There is no wrong answer, waiting might be more prudent, but things may also get worse.
