I'm looking for land in another state and starting working with agent there to find a building lot. things have been moving very slow. Not a ton coming out on MLS.
I asked her is it worth looking at anything off market and she said there's nothing worth looking at off market.
3 weeks later someone tells me they've seen for sale signs on lots in their neighborhood but they aren't on MLS. so I ask her about them and she says they are actually her listings she will be listing in a couple months. I said can you tell me anything about them?? and she is being very vague and sort of blowing me off.
just trying to figure out what is happening here?

They probably aren’t suitable for your needs
She probably doesn’t have the signed listing yet….would be my guess.
Probably not suitable or out of your budget? Or it’s not her listing just yet. Just be direct and ask her why
If signs are up then they are her listing. Depending on the laws of the state the land is in it is possible that the agent cannot represent both sides of the transaction. She should refer you to another agent to represent you if this is the case. I would suggest speaking with her broker and see if the broker can shed some light on the situation.
