      “Contingent within minutes” often just means the listing went live after the offer was already accepted or informally agreed.

    2. That happened with us.

      Realtor actually cold called neighbors at 9am to say house was going on the market. We went over at 10:30, toured the house, and put in an offer by 1PM. All cash offer, no loan contingencies.

      They still put the house on MLS for 2 reasons: We still had an inspection/insurance contingency and it also provided them with a level of pressure on us when it came to the final negotiations after inspection.

      This is totally reasonable. If I were an agent I would never take the risk of not listing because there is never a 100% chance that a deal closes, you are protecting that ~5% situation.

      I noticed this happen a few times. Basically, the house was pre-listed on the MLS and marked “coming soon” on our realtor’s portal but not on Realtor or Zillow yet.

      Sometimes a zealous buyer will jump in and contact the seller and give them a good enough offer that they’ll agree to skip open house and other potential bids.

    4. I bought my house off the private market in my area so it only went live on the MLS after we were under contract. That is probably what happened here too
