We are in the process of picking out floor plans for a new build. Our current home has 2.5 baths on the main level. I prefer the extra half bath, but have found some plans I really like with only 2 full baths. Has anyone gone from having a powder room to not having a powder room? If so, any regrets?

    We're empty nesters now, so keeping the hall bath clean for guests won't be as difficult as it was when the kids were home. But I'm worried that I'm trying to talk myself into it and will regret it down the road.

    I know it's possible to modify floor plans, and we will talk with the builder about that. But I'm just curious to see if anyone has experience with something like this.

    Powder room being a deal breaker?

    1. A powder room is nice to have for sure, but I wouldn’t consider it a deal breaker. What *would* be a deal breaker is not having a bathroom for guests that doesn’t require going through a bedroom. Pretty rare, but it happens.

      How inconvenient will it be for guests you are entertaining in the living room or dining room to use one of the full baths on that floor plan with no powder room?

    3. The only regret would be not turning the powder room into a full bath. A 2 bath house is really a one bath house as the primary is generally exclusive to them. So if you have 2 or 3 more bedrooms they share the one bath!!! A half bath ads 200% more functionality.
