Hey guys, I'm selling my 3-bedroom colonial in Lancaster, PA. I've lived here for 8 years but just got a job offer in Ohio that starts next month. I really need to sell quickly so I don't end up paying two mortgages. The house has a nice finished basement, a big fenced backyard, and a decent deck, but it needs some updates. Nothing major, but it's not move-in perfect. What's the best way to price it in this market? Should I price it a little under market value to get it sold fast, or list higher and hope for the best? Any recent experiences selling in central PA would be super helpful. Thanks!

      Howdy, it depends on how fast you really want it to sell. If you can’t afford two mortgages at all even for a few months, then I’d list it under accounting for the upgrades and put that in the listing description. If you are can afford it for a while…list at what you want, but expect to come down in 30-45 days if no offers. Get with a realtor so they can try to seek while you’re gone. If you have time and money, you can ask someone to fix it up while you’re out of the house in Ohio and get top dollar. Probably more than the cost to repair. You’ll probably make it up.
