Ok you win. It’s not the price. It’s that there’s no one in your market looking for a home with your home’s unique mix of location and features that are willing to pay the amount of money you have indicated you require to transfer ownership of the home to them.

There are a number of issues with the listing and home. First and foremost, the pricing history is INSANE! Starting at $1.4M and now down to $800K… and it is still overpriced. Look at the neighborhood, the best comp would be 1250 Driftwood Drive which was a lot more outdated but similar in square footage. Even factoring in condition, this house is not worth $200K more. Also, the time of the market is a bit different now, a year later, and not in a good way, like most of Florida.
Second the property is in desperate need of staging. It is large, and overwhelming with just a bunch of empty space that very few people will be able to envision.
Lastly, the photography is generic and does not stand out at all. This house just looks like any other house, and at this price point, in this area, and not completely renovated; it will just blend in with the other hundreds of homes in the area.

I’m sure this isn’t a significant contributing factor by any means but the first Zillow highlighted feature being “HALF BATH” on a 3700sqft home made me laugh.

You cant say “its not the price; no one bought it when i knew it was overpriced”.
Price is the largest driver;always. Im an amatuer and looked at comps. Your place is about 2x the price of other homes (also 2x larger). Maybe 100k less would get traction…

Seems to be well maintained on the inside. On the outside it seems like the driveway and the outside needs to be pressure washed.
The backyard isn’t well maintained and appears to have weeds.
It was a bit hard to tell but with heavy rains does water potentially pool against the house? With a sharp grade I’d be worried about water intrusion.
Maybe with its proximity to the Bayou people are worried about flooding.
The proximity to the airport doesn’t help.

Are 10 year old roofs a selling point now? Seems an odd inclusion in the description. (Especially in Florida)

In 2011 the home sold for 50k more than it did in 2006 (5 years or 10k/year).
It’s been 15 years since the last sale, the home is probably worth close to the 2011 sale price + $150k (15x10k). $575k.
Pull and re-list at $649k bc of covid etc., bet it sells.
