Does that tracker actually tell the buyer anything? I suppose it would really have to be in context of other homes in the same market?
(I'm 2 hours live on my home's listing with 245 views, 25 saves. But a bunch of those views are probably people I sent it to myself, just trying to light the fire.)
Zillow views/saves — A meaningful metric?

No doesn’t really mean anything.
People start looking for houses like 2 years before they move, sometimes people look at houses to get remodel ideas etc.
Dont use it for anything important
Saves are a meaningful metric most of the time as a proxy for how much traffic a home is getting. I don’t think views mean much of anything. I’m not trying to oversell saves, but if you look at a 90 DOM home with 4 saves, it means virtually no one wants it. If you look at a home with 1 day and 50 saves, its *probably* going to sell faster than normal, and maybe opening weekend.
I view and save so many houses that I have no intention to even consider buying.
Those stats are only for views and saves within the Zillow site specifically. It isn’t in any way linked to agents that are pulling the info for clients directly or views via any other sites out there. So, no… it isn’t actually meaningful to anyone except maybe Zillow themselves.
Could there be a Zillow user that’s looking in your area that sees numbers that make them -feel- like there’s more interest in a specific home and that motivates them to schedule a viewing and submit an offer? Sure. But not likely.
Does it tell you anything? Sure. It tells you how many people have viewed or saved the listing on Zillow specifically. No more, no less.
Your house was listed two hours ago and you’re tracking views on zillow. Maybe go outside.
It ain’t views.
I’ve been regularly following a property that’s up for sale where I used to live because it’s a bloody disaster house and I’m fascinated to see what happens to it.
The property is in Cincinnati, I’m in the UK!
10% save to view ratio or higher is ideal
