Hello I'm considering selling my STR that I currently have on the market as an Airbnb. Has anyone gone about selling one before as a turnkey business vs just the property listed on MLS? Before anyone recommends any sites the property is based in Puerto Rico so many of these sites are not available there. My concern on putting it on MLS is the value of the business is much more than the appraised value of the house it self. NOI is close to $60k a year. 90% occupancy rate with 4.95+ guest fave ratings. So probably looking for more like an investor buyer vs primary home owner.
Does anyone have recommendations of where I would sell it?

sell the business not just the walls, that NOI gonna attract investors who care about numbers more than bedrooms
I had switched to midterm with Furnished Finder and then decided to sell, my final tenants actually bought it. I made a 100% return on the sale and had many lucrative years with the STR as well.
The business premium you’re sitting on is exactly why MLS alone won’t capture the value you’ve built, and that $60k NOI is what a buyer actually cares about. You might look into hospitality brokers or investment brokers who specialize in operating businesses rather than just property sales, though Puerto Rico’s market is thin enough that your best move could be networking directly with other STR operators or investment groups already familiar with the island.
Look up STR management companies in your area and reach out to them to see if any of their clients are looking to expand their portfolios.
Look for a realtor with experience working with investors.
