Looking for advice.
    We moved into a newly built custom home less than a month ago. A PEX plumbing fitting failed unexpectedly and flooded our kitchen, dining room, and pantry. We caught it fairly quickly and shut off the water, and my husband and I extracted about 18 gallons of water with a shop vac before the builder’s water remediation company arrived (within about 30 minutes).

    The remediation company documented everything, took moisture readings, and currently has fans and dehumidifiers running. There is already significant buckling/damage to the hardwood floors including under our 48” range and built in fridge, plus damage to baseboards and trim around the kitchen island. We’re still waiting to see whether there is any subfloor or other hidden damage.

    The plumber was out same day, repaired the failed fitting, apologized, and told us he is submitting a claim through his liability insurance to make sure the damage is taken care of. Our builder has also been very responsive, and we feel confident they both intend to make this right. My builders warranty covers the plumbing repair, it expressly doesn’t cover resulting damage.

    Here’s where I’m unsure: both our GC and the remediation company have recommended that we open a claim with our homeowners insurance as well.

    I’m hesitant to do that when:
    The damage resulted from a failed plumbing fitting, not anything we did.
    The plumber has already said he is filing a liability claim.
    The damage has been professionally documented and mitigation began immediately.
    I don’t want an unnecessary homeowners claim on our history if this should ultimately be covered by the plumber/builder’s insurance.
    I’ve reached out to our homeowners insurance agent for guidance.

    I’m especially interested in hearing from insurance professionals or homeowners who have dealt with contractor-caused damage.

    I want to protect ourselves and make sure everything gets properly repaired without unnecessarily creating a homeowners claim if we don’t need one.
