    Choosing an asset (or asset type) is all about the numbers. My friend and mentor Robert Shemin always says that if the return is higher than your interest rate on your loan, then it’s a good deal. I would suggest running the numbers before making any final decisions.

    What to Consider About House Hacking
    House hacking is an incredible way to get started investing in real estate. The biggest determining factor is your financing method. Certain loan types are favorable for house hacking, while other methods (like self-directed IRA investing) are not a fit.     2. when the economy pops, many will end up moving back in with their parents just as happened in 2008. There is an excess of houses for this market. Also, when buying in a bubble, the only time you are above water is when the next bubble comes along. ( and even that 8 to 10 years later is a pretend break even as the valuer of the $ after 7 years is dramatically lower in real terms- Big Macs or beers)

    3. Your wife is great. Never underestimate the importance of choices, because choices are everything. They trump aspiration and intiative.
      They determine potential. You cannot rely on a woman to even act in her best interest because you can never really understand motivation until it's too late. Unless you're lucky. Which you appear to be.
      Most are better off alone.

    4. USDA loans are 4% in towns 15k or less, you can buy homes in the rural Midwest small towns for 50k or 100k on land. USDA are easy qualify, low interest, no pmi. You can WFH, trades or even Walmart pays 14/hr now and you can live just fine on that out here. Life is choices, make better ones…

    5. I see why you are pumping the housing market, I am disappointed that you are not including a disclaimer before your talk on rental properties. Pumping rentals without mentioning the hazards is NOT providing informed consent. Soft market, delinquent rentals will be a big hazard going forward. See 2008 only worse as there are about 5 bubbles , not 1 or 2 popping. Now investing in 2009 and 10 was a good move after they had dropped 40-60%( our present property we got ar 66% off peak. ) Get the timing right or you are broke.

    6. Seems how ever much the Fed prints Uno 6/7/8 trillion and feeds into the system , there still a shortage of funds !
      Could someone anyone ! Say we’re it’s going fgs ? The USA banks don’t seem to have any do they ?
      Now banks see one bank bailed out by the doddery old guy they all line up with hand held out saying there broke .
      To the world it appears the best disappearing act in history !
      AND THIS THE WORLDS TRADING CURRENCY !! bloody Nora as we Brits say %#£#£#-

    7. I refuse to invest in the stock market, I don't do banks and I don't do credit cards.
      I get my pay on a pay card and my SS on a card.
      Yup …. ( they are both bank issued cards)
      But as far as me setting up an account with a bank??? NOT A CHANCE‼️😁💪😎🤠
