We found a stock pile of crazy EFFICIENT windows and doors

    build shows on the road today we’re
    outside of Boston Massachusetts we’re
    visiting the European Architectural
    Supply showroom this is America’s
    biggest showroom for high performance
    windows and doors they were importing
    out of Europe some crazy high efficiency
    products that you may not have seen
    before and in this video I’m going to
    give you a little bit of a tour with
    Steve basic who flies his clients in
    from all over the country to come to
    this exact spot now we’re going to get
    into pricing performance why you might
    actually want to have these sh in from
    Europe all kinds of good stuff on

    what’s up buddy guys if you don’t know
    Steve basic architect outside of Boston
    who builds houses all over the country
    and Steve I know you’ve used windows and
    doors from this company a lot over the
    years how do you explain somebody who
    doesn’t know the European product what
    makes it different well you know the
    first thing I tell clients even though
    they’re in Indiana or Texas or Colorado
    like you really want to come out here
    cuz these are windows you want to see
    you want to touch you want to feel you
    could talk about tilt turn you could
    talk about lift and slide doors but
    until you actually get out here and
    experience it you know their crew here
    has a wealth of knowledge I usually do
    the tour with Athena we walk around I
    mean it is the largest showroom of of
    these types of windows in the country
    and I’m probably here once a week that’s
    awesome with clients or talking about
    projects and such but they have a really
    good array on the other side I put a put
    a few of the windows together and I’ll
    walk you through exactly how we talk
    about it okay let’s meet back
    there all right Matt so I think before
    we talk about anything we should get
    people’s mind straight with what a tilt
    turn window is right so they look like a
    casement mhm this is the inside of the
    window obviously the handle here the
    window turns to the inside so it’s an
    inswing case it’s an ins swing casement
    um that gives you the ability to clean
    the window if you’re on the second or
    third floor very easily they come with
    integral color match screens yep on
    there and I’m also noticing I’m sorry to
    cut you off Steve right away I noticed
    gosh this thing locks all over the place
    around the frame so you get I feel like
    when you do these windows a very when
    you close kind of feel yeah you can’t
    see it but you can actually see the sash
    engage the frame and it draws it in now
    if you turn that 90 the top of the
    window drops in about 7 Ines and this is
    how Europeans vent their windows and
    what’s really interesting is you get you
    know my American clients they sit there
    and say well Steve you don’t really
    understand we like to open our Windows
    this fence the largest of rooms in your
    house plenty of it’s it’s a huge myth of
    that we need to open it up to get a lot
    of air because the houses that we’re
    putting these in have passive house air
    leakage numbers yeah they tight houses
    they’re very very tight getting that
    ventilation and fresh air is really nice
    on those nice days now what’s this
    window made from I mean as I look at the
    profile of this window it looks like
    aluminum but it’s not is it no this
    one’s a upvc and it has a film on it
    okay so we have multiple options here
    that we can service and we did put this
    array here and we can start over here so
    that window is actually probably this
    profile right here which is very similar
    to that yes uh upvc on plas ized uh poly
    Vinyl chloride yep which is pretty
    typical in Europe not as common In
    America which is different than a
    standard vinyl window and then they’re
    putting a film on the outside which you
    can choose a bunch of different options
    right they have upwards of about I think
    it’s like 45 different options these are
    all of the options and these are the
    actual films that you put on there I
    like that and they have not only do they
    have colors but they have wood grains
    and I don’t know if you remember but we
    did that ranch remodel mhm with the upvc
    and we use this one it’s right up next
    to the fur I mean it’s beautiful and I
    did a house in Austin not too long ago
    uh with this exact uh exterior and boy
    it looks a lot like aluminum you could
    not tell it’s not aluminum yeah that’s
    their anthros site gray which is
    probably their bestselling color
    probably like two out of every three
    window sails we use okay people just
    gravitate towards that color now what’s
    this guy this is I’m assuming an
    unfilmed probably that’s an unfilmed
    that is the the kind of bottom of the
    price Barrel lowest cost yes all white
    still triple glazed the film certainly
    adds a little bit of a cost to it you
    know one of the things I tell clients to
    remember when you’re looking at the
    window the glass igu is the cheapest
    part of the window the frame is
    expensive the more I ask the frame to do
    the more expensive it gets so the
    cheapest window is a fixed white upvc
    window with the glass in it that’s big
    gotcha for you know unit or for square
    foot cost the unit cost gets higher but
    that price comes down as the square foot
    of that window increases and I’m
    noticing that all these samples Steve
    are triple glazing meaning three panes
    of glass with two different airspaces
    which typically is going to get you a
    uor or an r factor an insulation value
    of maybe double what some of the
    standard American you yeah these are
    they probably rival
    to start at Double and what’s really
    what’s really crazy is that just like
    the cost the glass is the better
    insulator than the frame so if I did a
    say a 10t wide window 6 foot tall out of
    these not only am I getting the best
    square foot cost I’m getting the best
    performance cuz the center of Glass on
    these is r10 it’s
    0.10 the frames bring it down uh now
    I’ve been authorized to talk cost and uh
    and I’m always hesitant to say cost
    because I know that things vary
    depending where you are in the country
    and the economy changes but the video is
    still watched but they tell me that you
    can see this style window in the $ 3030
    to $50 per square foot range so that’s a
    pretty affordable window and I would put
    that against a lot of domestic Brands
    yes yeah I mean we have priced them out
    comparatively and they do from a cost
    perspective they’re about yeah equal or
    sometimes better maybe sometimes a
    little little worse but understand I’m
    getting a u Factor here of18 .15
    .13 as opposed to30 that’s amazing right
    so it’s it’s twice the performer
    remember U factors Double R value right
    so we need to divide that by or we’re
    talking like R6 R S Plus on some of the
    larger windows and you know we can move
    up from the upvc like I said you only
    have this profile so if you wanted a
    different profile or there are size
    limitations to this if I start pushing
    this past about 10 11 ft they start red
    flagging me and say we really should
    move towards aluminum okay so this is an
    aluminum sample and I’m assuming that’s
    not a solid aluminum window though it’s
    is not a solid aluminum you can see it’s
    all thermally broken there’s an aluminum
    frame on the outside aluminum frame on
    the inside and then it’s fully thermally
    broken in between gotcha so I like that
    a little bit of a hit compared to that
    but when you normalize it against the
    whole house doesn’t even show up on the
    energy screen as far as being aluminum
    gotcha um now the cost of the aluminum
    um is probably somewhere around twice
    the price okay so you’re paying a lot
    more for it but your color range now
    goes up to about 250 different colors
    jeez you can just Google the r color
    chart every color on that chart is
    available able in in their alumin window
    impressive that’s a nice window now
    there’s another option beyond that too
    and there’s another option beyond that
    there’s a gentleman ducham who owns
    macro and windows these are the woodf
    framed version with an aluminum clad you
    can also get them in just wood if you
    wanted to Patrick actually has those on
    his house the owner of EAS but the
    beauty of the wood frame is you
    definitely have a lot of options here
    and you see this is kind of their Ultra
    Modern where the sash actually operates
    behind the frame NE so you don’t get
    anything but that very contemporary look
    the uh notice that the wood frame is
    it’s made in what they call scallions so
    it’s a bunch of boards where they rotate
    the grain very much like Plywood And so
    they can get smaller growth wood put it
    together make these Big Blocks and then
    they Mill the windows out of it but usam
    you tell them what would you want he’ll
    Source it it’s just a matter of getting
    some
    1x4s and Milling it up and they make
    these right in his shop pretty neat uh
    and if we haven’t said already this
    showroom outside of Boston is importing
    several different brands from Europe
    they’re doing all the work for you
    they’re giving you prices and American
    prices they’re shipping them right to
    your job site so when I used these
    windows uh from E on a job in Texas not
    too long ago I had to container trucks
    show up at my job site we unloaded and
    installed them and they’re a little bit
    different on install Steve and I have
    made a ton of videos on that but
    everything is pretty normal pretty much
    like what I’ve done for everything else
    in terms of ordering Windows getting a
    cost figuring that out and if you get
    nothing from this video I think one
    thing that Steve and I want to make sure
    you understand is that we’re going to
    get really good performance sometimes
    double the performance of some of the
    domestic brands at about the same cost
    well you know what’s really interesting
    you go from those to these twice the
    price you go from these to these you
    probably add another 10 or 15% oh is
    that right this glass unit that one that
    one and those two exactly the same yeah
    so whether I buy the upvc the aluminum
    or the wood frame the IG units from St
    gban are exactly the same so this
    actually ends up becoming the cheapest
    on the table or least expensive and it’s
    the best performer how about that that’s
    pretty awesome pretty cool all right
    Steve we’ve talked Windows how about
    doors let’s talk about doors real quick
    they have anything you know one of the
    things we didn’t talk about is none of
    these windows are stock sizes so we do
    whatever size that we want to use and we
    send it and they just get made so the
    idea that it’s a shuko window shuko
    makes the extrusions EAS hires a
    fabricator to manipulate the extrusions
    into the window frame and actually build
    the windows Goa so shuko is just the
    company that makes all of the parts they
    window and so because these just come in
    20 20 or 24t lengths we can make
    whatever window size we want that’s
    pretty awesome and they just fabricate
    it we certainly have some limitations
    but the same with doors if you want to
    lift and slide door we can do an
    8-footer that has a 3-ft operator and a
    what’s that 5ft fix panel or we can do
    four and four so however you want to set
    it up if you want to do a 20ft door with
    a 4T sliding component or 5 foot you
    just tell them what we need and they
    make the door to order that’s pretty
    awesome so while we’re here at the
    showroom Steve let’s show these guys
    some of those options we’ll see you in a
    couple Matt you know these are European
    Architectural Supply windows and doors
    but they don’t look much different no I
    mean this looks the same as a normal
    patio door doesn’t it right full Light
    Glass but this one’s only a double glaze
    certainly we have the triple glazed
    option the thing I love about these is
    not only do they look good but you can’t
    help but feel the quality you know when
    I’ve been to your house as stepen felt
    these doors they feel like bank vault
    doors I mean they they have that feeling
    of like oh yeah that closed solid so no
    lie I have two clients that I know of
    they have parties all the time the
    husband’s favorite thing is come check
    out my do come check out my he like
    gives a whole class on the lift and
    slide door awesome but so what makes him
    different then Steve how are these how
    are these different than a typical kind
    of the American style door with a single
    point of of uh locking that we’ve seen
    all the time yeah so these have the
    multi-point locks and not to beat up the
    domestic some of them do have you can
    lift the handle and they have the
    three-point Locking System but like
    everything else here these are all built
    to order so there’s different price
    points that we can hit if you’re using
    this as a door that say maybe I’m just
    going to go out you know 10 times a year
    then a lot of times we do it as a walk
    through window oh okay so the bottom is
    basically just the same window frame
    it’s little less expensive so it’s a way
    to shave off a few dollars or you can
    buy like we have here a real threshold
    you can get it so that it’s keyed locked
    and they also make Adu so if you’re
    putting these in commercial projects you
    can also have that but it has that
    engaged multi- gasketed system around
    where that sash G engages that frame
    yeah so just to piggyback on that then
    Steve you’ve got a typical gasket on the
    jam like like we’d see it on American
    Products meaning one gasket but what’s
    different here is you also have a gasket
    on the swing door and that’s all the way
    around the outside of the door it’s
    probably a little hard to see but here’s
    that gasket and that also is on the sill
    so when it closes against the threshold
    you’ve got a gasket on the back side of
    that as well not just a threshold gasket
    and I think that helps really make this
    a very uh airtight door and helps give
    that kind of bank vault feeling when it
    closes and again just like the windows
    250 plus colors that I get to choose
    from and it’s not it’s not like I go
    from these five standard colors to these
    10 and the price just keeps going up y
    pick a color same price and this door
    even in triple glaze could be like under
    five grand yeah not bad at all which
    performance- wise it’s the worst part of
    the wall it’s always going to be the
    worst part of the wall y so why not put
    something in there yeah now you’re
    talking if that’s a triple glaze that
    could be like an R six yeah something
    like that very easily uh and what I like
    about the showroom too Steve a lot of
    options on display I mean this is a
    beautiful entry door right here check
    this out this door uh believe it or not
    is not actually wood when I walked in I
    said oh man what kind of wood is that
    that’s beautiful is that a is that a
    white oak no that’s actually a a fake
    right it’s a it’s a uh a veneer product
    uh that is never going to need to be
    stained it’s never going to need to uh
    it’s not going to fade it looks amazing
    very contemporary and you got a sid
    light and this could be this again those
    really low U factors really high R
    values compared to some of the domestic
    options and they’re telling me this
    could be under 10k and for you
    Architects and homeowners out there just
    like the doors and
    windows you could change the spacing on
    these aluminum you can chase change the
    door handle size the species the color
    the size of the sidelight we can make
    this 8T long if you want to put it say
    in a hallway or whatever so because it’s
    made to order you just you could come
    out here and have a talk with Athena or
    Patrick or Greg any one of them and then
    they’re going to walk you through and
    it’s more about what do you want not
    what do we have yeah which is why I love
    coming out here that’s very cool
    anything else we need to see the show
    room we actually should look at the one
    we have one more right around the corner
    it’s a a patio door that uh let’s go
    through this way and see it that acts
    exactly like the windows okay so this is
    what you were talking about earlier
    where this door uh looks like a door but
    in fact it’s really a window oh look at
    that even the screen uh acts like a door
    that’s kind of cool so you can get you
    know color match screens M on the
    outside just like that but if you turn
    that and then rotate that up okay you’ll
    notice oh now we can ventilate it too so
    you can ventilate it so if you put this
    out by your patio and you say hey we
    don’t want it the door open cuz we don’t
    want the kids or dogs to get out but we
    want fresh air you have that as an
    option and oh by the way this is going
    to end up costing less than this other
    door behind us cuz it doesn’t have the
    threshold it’s made like a window this
    is also upvc that this one has just one
    side of the film applied so this is a
    pretty economical window SL door now you
    wouldn’t use this for your entry door
    this isn’t going to be keyed on the
    outside notice there’s no Hardware but
    if this is getting out to your pool or a
    door you’re going to go out like you
    said earlier six times a year this is
    perfect yeah ventilation
    Escape in an
    emergency but really nice cost you know
    these are really good examples of hinged
    doors but where I think European doors
    go off the charts liftting slides let’s
    go check this one out we got a cool one
    to show
    you all right Steve what do we got here
    brother so this this is a quad lift and
    slide it splits down the middle two
    doors that meet and then they Park on
    their adj 10 this this is a 10t by 20t
    unit oh my gosh each one of these panels
    is 5ot yeah and you did it quick if you
    rotate the handle notice the elevation
    change in the handle oh it’s it’s
    actually it goes up on a set of wheels
    got I mean each one of these panels as
    you pull it understand that that’s
    probably about 8 or 900 lb so so and
    check that out pretty smooth they’re
    very smooth I can stop it anywhere and I
    can lower it back down onto the weather
    stripping and I can’t move it holy cow
    right that’s serious and then if I
    re-engage
    it
    then we can pull it open we get that 10t
    opening now this is not an inexpensive
    door though this is not an inex use
    these inexpensive houses but this is
    probably somewhere in the, to $1,300 per
    linear foot range right which is right
    where a lot of the domestic brands are
    as well when I think of lift and slides
    when I think of big 10ft by 20 foot
    openings and filling that with a door so
    you I mean you’re talking a 20 some
    $225,000 door here yeah but you’re also
    talking some of the best Hardware in the
    world you’re talking about some of the
    best airtightness specs on any slider
    built in the world so yes it costs money
    but good things cost money however they
    also make the same action Steve for kind
    of normal sized homes as well if you
    don’t have a giant opening and I’ve used
    this actual product before I used this
    on a house in Texas this is a lift and
    slide yep uh that is upvc on one side
    and then if you look on my side Steve
    look at this oak finish really nice yeah
    this is that that’s that film technology
    and it’s you know I always tell people
    if you stand here and you analyze it
    just the door you might say well it
    doesn’t quite look like wood but if you
    trim that out in Oak and then you set it
    in your living room nobody coming
    through that room is ever going to know
    yeah you know and this has exactly the
    same quality as that window over there
    it’s just a upvc frame which helps bring
    down that cost man this has been a
    fantastic tour I really appreciate you
    giving us kind of a secret look uh at a
    resource that you use all the time and
    literally you fly clients in from all
    over the country uh we’re at European

    trip these are great people to work with
    I’ve shipped units from them that were
    built in Poland and delivered to me in
    Texas and it was a super smooth process
    Steve you you’ve been using these guys
    years I’ve been using these for probably
    20 plus years on projects very first
    passive house we ever did um but the one
    thing that I want to stress the most is
    I I hear it all the time oh it must be
    nice to put those real expensive windows
    and doors in your projects but they’re
    really not you need to come down here
    you need to talk to Athena or Greg
    Patrick and you need to have a
    conversation because you’re going to be
    very pleasantly surprised at how easily
    you can get these incorporated into your
    project it’s really good stuff big

    1. I bought the best Pella sliding wood patio door 20 years ago that is colored plastic exterior and a real wood interior I painted with 6 coats of the best paint I could buy. Two primer coats 4 finish coats. The plastic sealer parts inside the frame fell apart after 15 years! How do I know these will last 40 years?!!

    2. I have UPVC tilt and turn. keeps the house warm. the best. They are made locally in sydney. We have 4 UPVC factories in sydney. Going underutilised really because no government subsidies for them.

    3. Best part about this vid was the openness about the general pricing. I thought they would be insanely priced, but just a little pen to napkin math, it really isn't that bad (all things considered) Thank you both for continuing to help educate the prospective custom home customer in knowing more about what really needs to be in a home, & not just interior designers gone wild (HGTV)

    4. Those are triple glazed. Over the top for our temperament climate. I have double glazing, couldnt afford triple glazing. And the white frames. It feels great and doesnt feel like plastic. I have jet black film doors.

    5. I bought Sierra Pacific casement windows for my new build just a few months ago… and man I'm kicking myself now. I looked into EAS windows, got a quote for something similar (different supplier) but with the install being different from the typical American nailing flange… it worried me that my builder and his subs wouldn't do it right (they had never even seen these before). I sooooooo wish I had gone with them anyway. I absolutely HATE the SP windows I got… even more since the price per window was about $100 more per window than these!

    6. I noticed watching your videos (also Steve’s) that you install windows flush with the exterior walls. While in Europe (generally for new buildings) the windows are installed flush with interior walls for thermal efficiency. Also our walls (wood, concrete or brick) are wider than a foot per code so maybe that’s why. And one funny thing, if you think that the windows are expensive, try to purchase shutters they’re at least 3x the cost of the windows.

    7. Being in California, I researched the triple-glazed windows and one web site featured metal roll down shields. I thought they'd be handy for the wild fires out here. The ultimate home would have steel beams and concrete construction to be termite and earthquake resistance and those triple-glazed windows with metal roll down shields for fire resistance ? Just dreaming of my ultimate home here.

    9. I was thinking I could probably just go with one of those really big sliders for a garage door. I get a 10 foot opening that should work. The other thing is if I could get automatic opener for it would be great.

    10. Matt and Steve- another great video. Quick question, I notice US makers like Anderson and Marvin, among others are now offering similar products. What’s the difference? Would you review them?

    11. These windows are not very expensive in Europe…. The US really overpays for everything. That these windows end up the same price as domestic windows despite the import costs is sad

    12. "How efficient were the windows?", you ask. U-0.18 thru U-0.10 (R-5 to R-10); prices are "in line" with domestic brands, according to the presenter. ($30-$50 per sq. ft)

    13. They were more expensive than other companies. They could not give me DP Ratings or any data for hurricane prone areas. As a PE, I cannot put these on drawings as they, EAS, cannot provide that kind of data. Yes, you use them in Boston, but you do not get the hurricanes of the southeast.

    14. If the windows are better insulated than the walls, couldn't that cause condensation on the walls?
      The windows are impressive. But how are they serviced?

    15. I built these house doors, interior doors. Installed them in Austria. No nails needed America.

      I wanted to distribute doors and windows in the late 90's here in America.

      I have my full size systems still. Windows and door systems. I wanted to educate America on these great systems.

      Even the BLUM hinge system allows you to move the doors up,down,left & right.

    16. As I traveled to Europe, I've always wished the US would import windows and doors from Europe. The Doors and windows are superior to what is available in the US.

    17. Nice wall openings. Their susceptibility to becoming impaired due to dust and gunk is a concern though. Will have to take a trip out to see them firsthand.

    18. I am european and a failed architect. Its always amusing watching americans, australians, kiwis… to be amazed by the quality of housing and its elements. But its actually very very simple. Europeans tend to spend more and for longer lasting products. Thats all. If that would be important for americans, you would have the same standards.

      Americans move more and dont grow roots to the same length as europeans. For the good and for the worse.

      And of course I am generalizing both continents of the northern atlantic ocean.
